Ottawa Parging Experts sees basement and below-grade foundation sections fail before the rest of the wall more often than not, and the reason comes down to exposure. A section of wall above grade dries out between rain events and snowmelt; a below-grade section sits closer to soil moisture more consistently, especially where grading or drainage isn't ideal. Add Ottawa's freeze-thaw pattern – roughly 17 nights a year at -20°C or colder, with an estimated 50 or more freeze-thaw cycles annually – and a below-grade coating that stays damp longer takes more cycles of expansion and contraction than a drier section higher up.
Window wells are a specific trouble spot worth calling out on their own. They're built to let light into a basement window, but they also collect rain and snowmelt runoff, and if drainage at the bottom of the well isn't working properly, that water sits directly against the parging for extended periods. It's consistently one of the first places we find spalling or crumbling on an otherwise sound foundation.
Soil behaves differently against a wall than open air does, and that is the root of it. Ground next to a foundation stays cold and damp long after the air above it has warmed and dried, so the transition band where the wall passes from open air into soil spends much of the year wet on one side and drying on the other. Frost pushes into that soil from the surface each winter and releases each spring, and the parging sitting in that band takes the movement. It is the reason a wall can look completely sound at eye level and be crumbling in the first few inches below the soil line, where nobody looks until something else prompts a closer inspection.
A white, chalky mineral residue on basement parging – efflorescence – isn't damage on its own, but it's a signal worth paying attention to. It forms as water moves through the concrete or block and evaporates at the surface, carrying dissolved minerals with it. Seeing it doesn't automatically mean a serious problem, but it does mean moisture is passing through the wall, which is worth having assessed alongside any visible coating damage rather than treated as a separate cosmetic issue.
The common mistake is treating it as a stain. Brushing the deposit off or sealing over it hides the symptom while the moisture that produced it keeps arriving, and the deposit comes back. Worse, a coating applied over an efflorescing surface is bonding to loose mineral crystals rather than to the wall, so it tends to release early. If we are recoating a section that has been efflorescing, the salts come off mechanically as part of prep, and we talk about where the water is getting in before we talk about the finish.
It is also worth watching the pattern rather than the presence. Efflorescence that appeared once after an unusually wet spring and has not returned is a different thing from a bloom that comes back every year in the same square metre of wall. The first is a wall that got wet once. The second is a wall that is wet, and that changes what a repair needs to accomplish.

Window wells deserve their own explanation, because they concentrate every condition that damages parging into one small space.
A well is a metal or masonry surround holding back soil from a below-grade window, and the parging inside it sits at the bottom of what is effectively a bucket. Rain that lands in the well has nowhere to run except down. Snow blows in through the winter and sits there, melting during thaws and refreezing at night while the same snow on open ground has already drained away. The well is shaded for most of the day by its own walls, so it dries slowly. That combination of standing water, shade, and rapid freeze-thaw swings is why the coating in a window well often fails years before the wall it belongs to.
Drainage at the base of the well is what decides how bad it gets. Wells are usually built over a bed of gravel meant to let water soak away, and that bed silts up over time with leaves, soil, and debris until it stops draining. Once that happens, every rainfall leaves standing water against the parging for days. If you have ever found a well holding water hours after a storm, you have located the reason the coating in it is crumbling.
Our repair inside a well follows the same standard as any other section, chipping back to sound material and rebuilding with a freeze-thaw-rated mix, finished so water runs away from the wall rather than pooling at the base. Where the well itself is not draining, we will say plainly that clearing or rebuilding that drainage bed matters more than the coating does, because a fresh coat in a well that still holds water is money spent on the symptom. A cover over the well reduces how much snow and rain get in to begin with, which is a small, cheap change that takes real load off the coating.
