Local factors we plan around
One of Ottawa's fastest-growing suburbs
Barrhaven expanded rapidly from the 1990s through the 2010s, with new phases like Half Moon Bay still adding homes.
Older sections now due
Earlier Barrhaven phases from the 1990s are reaching the age where a proactive recoat starts to make sense.
New-build parging
Newer phases mean some Barrhaven work is first-time installation rather than repair.

Textured parging around a basement window
Here a textured parge coat is going on around a basement window, with a drop cloth laid along the wall to keep the landscaping clean. Barrhaven work runs from first coats on newer foundations to recoats in the older phases.
Parging in Barrhaven, a suburb still being built one phase at a time
Ottawa Parging Experts works across Barrhaven, one of Ottawa's fastest-growing suburbs, which expanded from a modest community into a major residential area through continuous development from the 1990s onward – a pattern that's still underway with newer phases like Half Moon Bay. That ongoing growth means Barrhaven parging work spans the full range, from decades-old original coatings in earlier phases like Longfields to first-time installation on foundations poured in the last few years.
Earlier Barrhaven sections built out in the 1990s are now reaching the age where a proactive recoat starts to make more financial sense than waiting for visible failure – see our recoating page for how that timing works.
Almost everything in Barrhaven sits on poured concrete walls, which is what the 1990s onward built. That is good news for the wall itself and slightly complicating for the coating: a poured wall gives a smooth, dense face with very little for a cement parge to key into, so surface preparation carries more of the bond than most homeowners expect. Where the original coat was applied over a form-slick face without proper prep, it tends to come away in sheets rather than crumbling, and you can find a whole panel sounding hollow while the visible surface still looks intact.
The other Barrhaven pattern is backfill. On a subdivision lot the trench around a new foundation is refilled with loose material that keeps settling for years afterward. As it drops, the finished grade tilts back toward the house instead of away, and the splash zone stops draining. Homes five to ten years past their pour are the ones where we most often find the grade has quietly reversed.
What we plan around on Barrhaven parging jobs
Active construction in newer Barrhaven phases sometimes means coordinating around nearby building activity, trades, and site access that's still being finalized in freshly developed areas. We build every Barrhaven project on the same freeze-thaw-rated mix standard we use citywide, whether it's a first coat or a decades-overdue recoat.
The land Barrhaven was built on is flat former farmland on the Jock River side of the city, and much of the Ottawa area sits on Leda clay, a sensitive marine clay left by the Champlain Sea. Flat ground plus clay is a slow-drainage combination: surface water does not run anywhere quickly, and the soil holds what soaks in. For the 12 to 18 inches of wall directly above grade, that means longer wet periods in spring and autumn, and more chances for water inside the coating to freeze. This climate brings dozens of freeze-thaw cycles a year and cold snaps below -20C, mostly in January.
Lot geometry is the access question here. Barrhaven's later phases run narrow lots with tight side yards, sometimes only a couple of metres between neighbours, with fences and A/C condensers in the gap. That does not stop the work, but it does mean mixing happens at the driveway and material is carried, which is worth knowing when we scope timing. Where a wall stays damp or the home shows movement, flexible acrylic parging is the more durable choice over rigid cement.
Book a parging inspection in Barrhaven
Whether your home is in an established Barrhaven phase due for a maintenance recoat or a newer Half Moon Bay build needing first-time installation, the process starts the same way – tell us your address and what stage your project is at, and we'll confirm coverage and schedule a free inspection or photo review.
For new-build parging specifically, let us know your foundation pour date if you have it, since that affects cure timing and when we can realistically schedule the work within Ottawa's above-freezing season.
Timing a Barrhaven parging job around the season
Parging is a wet material that has to cure, and it needs above-freezing temperatures to do it. Ottawa's frost-free season runs about 160 days, roughly late April to early October, and that window is the whole calendar for this work. Inside it, the shoulders behave differently from midsummer: an early spring application cures slowly and needs the overnight low watched, while a July wall in direct sun can dry too fast at the surface and needs damp curing to avoid shrinkage cracking.
That gives you a practical order of operations in Barrhaven. If you are on a new build, get the backfill settled and the final grade set before the coat goes on, otherwise you will be re-doing the bottom band within a few years. If you are recoating an older Longfields or Chapman Mills wall, book the assessment early in the season rather than in September, because a chip-back that turns out larger than expected needs curing days behind it and late-season weather does not always hand them over. A patch can wait until next spring without much cost. A wall that is already shedding sheets is better opened while there is season left to close it.
Our parging repair page explains how we decide between a patch and a larger repair. A full coat is covered on our foundation parging page. Measuring tips and a checklist of what a written quote should include are on our parging cost page. We also work in nearby Riverside South and Nepean.
Local questions
Do you serve all of Barrhaven?
Yes, including Longfields, Chapman Mills, Stonebridge, and Half Moon Bay – tell us your address and we'll confirm.
My Barrhaven home is new construction – do I still need parging?
Yes, a new foundation typically needs a first-time parge coat to protect and finish the exposed concrete or block. See our new construction parging page for how that process works.
