Ottawa Parging Experts gets called for crumbling parging when the coating has stopped behaving like a solid material at all, and the fix is always removal rather than a fresh coat over the top. You press a thumb into the wall and it dents. You run a screwdriver along the base and a strip falls away in coarse crumbs instead of breaking off in a plate. There is often a small drift of sand-coloured grit sitting on the soil or the walkway below, and it builds back up within days of being swept off. That grit is the coating losing its binder, and it is the clearest signal you can get without touching anything.
Crumbling is a different problem from cracking and from flaking. A cracked coat is still hard and still stuck to the wall. A crumbling coat has lost its internal strength, so it cannot hold together whether it is bonded to the foundation or not. That distinction changes the whole repair, because there is no version of this failure that gets solved by adding material on top of it.
Two quick checks tell you most of what you need to know. Drag a key across the surface: if it cuts a groove and leaves powder behind, the coat is soft. Then look at how far up the wall the softness runs. On most Ottawa homes it stops somewhere around 12 to 18 inches above grade, the splash zone where snowbanks sit, meltwater collects, and the wall stays wet for weeks at a stretch.
There are two common causes and they often turn up together. The first is the original mix. A parge coat batched too lean, with too much sand for the amount of cement in it, never develops much strength to begin with. It looks fine on day one because it is smooth and grey, then it gives up its surface a little more every year. Mixes that were over-watered on site fail the same way for a different reason: the extra water leaves voids behind as it evaporates, and voids are where frost does its work.
The second cause is long-term saturation. A wall that stays damp is a wall where water is constantly moving through the coating, and that movement dissolves and carries off the cement paste holding the sand in place. Ottawa makes this harder than most markets. Industry guides for this region estimate 50 or more freeze-thaw cycles a year, and roughly 17 nights annually fall to -20°C or colder, almost all of them in January. Water inside a weak coating expands every time it freezes, and each cycle opens the structure a little further so the next thaw soaks in deeper.
Grade and drainage decide which walls go first. Downspouts discharging beside the foundation, a lawn sloping back toward the house, a window well that ponds, and garden beds piled above the top of the parge line all keep one section of wall wet long after the rest has dried. That is why crumbling is rarely uniform around a house. One elevation fails and the other three look nearly new.
Soft parging cannot be skim-coated. Anything troweled over a powdery coat is bonded to powder, and it lets go as a sheet the first spring after it goes on. The repair starts by taking the failed material off completely. We chip and scrape back past the soft zone until we reach substrate that rings solid and does not shed under a wire brush, which usually means removing more area than the visible damage suggested, because soft coating always extends past the part that has already dropped off.
Once the wall is open we look at what is underneath. Sound concrete or block gets cleaned, dampened, and coated. Substrate that has eroded, or block joints that have lost mortar, gets rebuilt first so the new coat has something with real strength to hold onto.
For the replacement we use a polymer-modified, fibre-reinforced cement parging, which is far more resistant to the freeze-thaw cycling that destroyed the original than a plain sand and cement mix. On walls that stay damp, sit in a low spot, or have already crumbled once after a previous repair, a flexible acrylic parging is usually the better answer, since it tolerates moisture and slight movement instead of fighting them. We also flag the drainage problem when there is one, because a new coat on a permanently wet wall is a coat with a shortened life.
Crumbling rarely limits itself to one small patch, so scope matters more here than it does with a single crack. An isolated soft section caught early falls into patch repair territory at $300 to $600. Several soft areas along one wall usually land in the $600 to $1,500 moderate range. When a full wall or most of the perimeter has gone soft, you are into extensive repair or a full recoat at $1,500 to $6,000, and a full perimeter recoat prices out at $15 to $30 per linear foot, roughly $2,250 to $4,500 on a typical 150 linear foot home.
Timing matters here. Parging needs above-freezing temperatures to cure, so this work runs spring through fall, inside a frost-free season of about 158 days from late April to early October. Winter is for inspections, quotes, and getting on the schedule. A properly rebuilt coat should give you somewhere in the range of 10 to 25 years, and if what you have is stable and cosmetic, we will tell you it can wait a season rather than push the job.
That grit is the sand from your parge coat, released as the cement paste binding it washes out or breaks down. A pile that reappears within days of sweeping means the coat is actively losing material rather than sitting stable.
