Ottawa Parging Experts recommends recoating on a schedule for a simple reason: it's consistently cheaper and less disruptive than waiting for a coat to fail broadly and then repairing extensive damage. Parging in this market lasts roughly 10 to 25 years depending on prep, moisture exposure, and freeze-thaw cycling – which means a coat approaching the 10 to 15 year mark is a reasonable point to start planning a proactive recoat rather than waiting for visible failure to force the decision.
The math behind this is straightforward. Ottawa sees an estimated 50 or more freeze-thaw cycles a year, each one working slightly deeper into any existing weak points in an aging coat. A recoat on a wall that's still mostly sound is a controlled, predictable job. A repair on a wall that's failed across multiple sections after years of unchecked cycling usually costs more, takes longer, and sometimes reveals damage to the substrate underneath that a timely recoat would have prevented.
Age alone isn't the trigger, though. Two coats applied the same year can be a decade apart in condition depending on which way the wall faces and what happens at its base. A south-facing elevation goes through the daily thaw-and-refreeze swing far more often across a winter, while a shaded north wall may simply stay frozen for weeks at a stretch and cycle less. The wall under a downspout, or the one beside a driveway that gets salted every storm, ages faster still. That's why we assess a recoat wall by wall instead of quoting off the year the house was built.
Fine, spreading hairline cracking, a chalky or thinning surface texture, and small areas of early spalling near grade are the signs we look for during a recoat assessment – none of them urgent individually, but together they indicate a coat that's nearing the end of its useful life. We'll give you an honest read of where your coat actually stands rather than push a recoat before it's needed; a coat with genuine years of life left doesn't need touching yet.
Sounding the existing coat is the step that decides the scope. Anything that rings hollow comes off, because a new coat applied over a layer that has already let go inherits that failure and lifts with it. Where the sound sections are genuinely well bonded, a recoat can key into them after proper prep. Where more than a modest share of the wall rings hollow, taking the whole coat back is usually cheaper than chasing crumbling edges around the wall for a day and a half.
Material choice comes out of the same assessment. A wall that stays damp, or one on ground that moves with the seasons, is a poor candidate for a rigid finish, and flexible acrylic parging tolerates that movement and moisture far better. A dry, stable wall takes a polymer-modified, fibre-reinforced cement coat well, and that mix generally gives the harder, more impact-resistant surface where the wall meets grade.

Because parging has a fairly predictable lifespan – roughly 10 to 25 years depending on prep, exposure, and material – it's one of the easier exterior maintenance items to budget for ahead of time rather than treat as a surprise expense. If you know roughly when your home's parging was last done, or when the house was built if it's never been recoated, you can plan for a free inspection around the 10 to 15 year mark to see where things actually stand.
That's also a useful time to ask about upgrading from standard cement to a polymer-modified or acrylic mix if your original coat was a plain cement application – the upgrade cost is usually modest against the total job, and it can meaningfully extend how long the new coat lasts before the next recoat conversation comes up.
A whole-perimeter recoat isn't one continuous push of work. We break it by elevation, because each wall has its own prep needs and its own weather exposure while the new coating cures. Work usually starts on whichever elevation is in the worst shape, so the wall taking the most water is protected first in case the season closes in earlier than planned.
Timing is the real constraint. Cement parging needs above-freezing temperatures right through its cure, and Ottawa's frost-free season runs about 158 days, roughly late April to early October. A full perimeter booked in late September can easily get squeezed by the first hard nights, so we'd rather start a large recoat in the front half of the season and finish comfortably than push the last elevation into freezing weather and watch it fail on schedule.
Cost on a full recoat is quoted by length rather than by patch: $15 to $30 per linear ft, which on a typical 150 linear ft home comes to roughly $2,250 to $4,500. The spread inside that range comes from prep, not from the coating. A wall needing its old coat fully removed, joints refilled, and spalled substrate rebuilt sits at the top of it; a sound wall needing surface prep and a fresh coat sits at the bottom. Your written quote breaks that out, so you can see which part of the number is preparation and which part is material and finish.
Once a coat is approaching the 10 to 15 year mark, a preventative recoat is often cheaper than waiting for widespread cracking or spalling to force a more extensive repair later.
Usually, yes – a scheduled recoat on a coat that's still mostly sound costs less than an extensive repair on a wall that's failed across multiple sections, and it avoids the water damage that can happen while a failing coat is left in place.
