Ottawa Parging Experts takes on chimney parging repair Ottawa homeowners usually spot from the ground: a grey crown gone crumbly at the corners, a stack shedding flakes of coating onto the roof, or a dark stain running down the brick below the flashing. Chimney parging covers two surfaces. The first is the crown, the sloped cement wash on top of the stack that carries water away from the flue liner and out past the brick. The second is the coating over the shaft itself, common on block chimneys and on older brick stacks that were skimmed at some point in their life.
Repairing either one means the same sequence. Everything that has lost its bond gets cut back to sound material, the crown gets reshaped so water runs off instead of pooling, and the surface gets recoated with a mix that can take movement without cracking straight back open.
A chimney is the most exposed masonry on the building, and the numbers behind that are not subtle. A foundation wall has ground on one side, a house on the other, and shelter from the eaves. A chimney stack has none of that. Wind-driven rain reaches all four faces, and the same stack that a January night takes down past -20°C gets baked by direct sun the following afternoon.
Ottawa sees roughly 17 nights a year at -20°C or colder, almost all of them in January, and industry estimates for this market put annual freeze-thaw cycles at 50 or more. A chimney runs through more of those cycles than any other coated surface on the house, because it warms and cools faster with nothing insulating it and because flue gases can warm it from the inside as well.
Water is the mechanism. A hairline crack in the crown takes on water, that water freezes and expands, the crack widens slightly, and next time it takes on more. Two or three seasons of that turns a crack you would not have noticed into an open joint. Once water gets past the crown it has two places to go: down the gap between the flue liner and the masonry, and out into the roof deck at the point where the chimney passes through it. Neither is visible until the damage shows up as staining on the attic sheathing or on a ceiling near the chimney chase.
Access is the first real decision, and it belongs in the quote rather than as a surprise on the day. Roof pitch, chimney height above the shingles, and safe footing all factor in. A short stack on a shallow roof may be workable from roof brackets. A tall stack on a steep roof needs staging or a lift, and that gets priced up front.
Once we are up there, the failed coating comes off. There is no way around this part. New material bonded over a hollow, debonded layer inherits the failure underneath, and it fails again on the same line within a season or two. We sound the surface, cut back to material that holds, and clean off dust and loose grit so the new coat has something to grip.
Crown shape matters more than crown thickness. A crown should slope away from the flue in every direction and finish with a drip edge that throws water clear of the brick below rather than letting it run down the face. Plenty of crowns in this city were finished flat and flush, and those hold standing water and meltwater every spring. Where that is the condition, rebuilding the slope is the repair, not just recoating what is there.
We use polymer-modified, fibre-reinforced cement for chimney work because it tolerates movement better than a plain mix, and flexible acrylic parging where a stack stays damp or moves noticeably. Everything needs above-freezing temperatures to cure, so chimney work runs spring through fall, within the local frost-free season of about 158 days from late April to early October.
Chimney work is priced by scope and by access. A small crown patch or a limited section of stack coating falls in the patch repair range of $300 to $600. A crown rebuild with partial stack recoating usually lands in the moderate repair range of $600 to $1,500. A full crown rebuild plus a complete recoat of a tall stack, especially one needing staging or a lift, moves into the extensive repair range of $1,500 to $6,000.

A properly rebuilt crown and coat should give roughly 10 to 25 years before the next round, and the honest driver of where you land in that range is whether the crown sheds water or holds it.

That dark band is usually water tracking down the stack after passing through hairline cracks in the crown. A crown can look intact from 30 feet and still be pulling water in through cracks you cannot see at that distance, so it is worth a close look before assuming the coating is sound.
It depends on how much of the crown has lost its bond. If sound material remains under a small failed section, a cut-back patch can work. If the crown is cracked through, sitting flat with no slope, or lifting away as a slab, a rebuild is the honest answer because a patch on a flat crown just fails again at the same joint.
Not always. Access depends on roof pitch, chimney height above the roofline, and where we can safely stand. A low chimney on a shallow roof may be reachable from a ladder and roof brackets; a tall stack on a steep roof needs staging or a lift, and we price that before the work is booked.
The approach is similar but the exposure is not. We use polymer-modified, fibre-reinforced cement on chimney work because the movement and thermal swing up there are greater than on a foundation wall, and a brittle mix cracks sooner in that position.
Sometimes, and we will say so. Fine surface crazing with a well-shaped crown and no interior staining can usually wait. Open cracks across the crown, loose sections over the flue, or any staining on the ceiling or attic sheathing near the chimney should not, because water is already getting into the roof structure.
