Ottawa Parging Experts gets calls from homeowners who've recoated a wall two or three times and are frustrated it keeps failing in the same spot. Almost every time, the answer isn't a better coating – it's water that's still finding its way to that exact section of wall. Parging is a thin protective and cosmetic layer over the concrete or block underneath; it sheds surface moisture and gives the foundation a finished look, but it isn't designed to hold back standing water or persistent saturation the way a true waterproofing membrane is.
That distinction matters a lot in Ottawa. Much of the area sits on Leda clay, a marine soil that holds moisture against a foundation wall longer than sandier, better-draining ground does. Combined with roughly 50 or more freeze-thaw cycles a year, a wall that stays damp between cycles is set up to fail faster than a comparable wall on drier soil – which is part of why the same repair can hold for a decade on one property and fail within two years on another a few streets over.
There is a counter-intuitive part of this that catches people out. A wall that is taking on moisture from behind, from soil or from a leak higher up, needs somewhere for that moisture to leave. Choosing a coating for a damp wall is therefore a question of matching the coating to where the water is coming from, not simply picking the one that sheds water best.
Before quoting a waterproofing-related repair, we look at what's bringing water to that section of wall in the first place. The most common culprits we see: grading that slopes toward the foundation instead of away from it, downspouts discharging right at the base of the wall they're supposed to protect, and window wells or other low points that collect runoff and hold it against the coating. Recoating over any of these without flagging the underlying cause is exactly how a homeowner ends up paying for the same repair three times.
Grade slope is the one people underestimate most. Ground next to a foundation settles over the years as backfill compacts, and a lot that drained properly when the house was new can end up flat or pitched gently back toward the wall two decades later without anyone noticing. It is easy enough to check after a heavy rain: stand back and look at where the puddles form, and whether they sit against the house or a comfortable distance out from it. Winter tells you the same story in a different way, since a band of ice that forms repeatedly against one section of wall marks where meltwater is running to rather than away.
Where the fix is within parging's scope – proper coating, correct slope on the finished surface, sealing at vulnerable transitions like window wells – we handle it as part of the job. This comes up most often on older Ottawa properties where grading has settled or shifted over decades, and on newer builds where landscaping hasn't been finished around the foundation yet. A foundation wall usually tells you it is wet well before the coating fails outright, and the signs are easy to read once you know what you are looking at. Dark staining that follows a horizontal band and fades upward is a wicking line, which marks how high moisture is drawing up through the wall by capillary action. Green or black growth on the parging is not a coating defect on its own but a reliable indicator that the surface stays damp long enough for something to live on it, which usually means shade plus poor drainage rather than a problem with the coat.
Look at the soil line as well. Earth or mulch piled above the top of the parging puts constantly damp material against a coating that was formulated for above-grade exposure, and it hides the splash zone from view so you cannot see failure starting. Bringing that grade back down is often the single cheapest thing a homeowner can do for a foundation wall in Ottawa.
Inside the house, a persistent musty smell in one corner of the basement, or paint blistering on the interior side of the same wall that looks worst outside, both point at moisture moving through the assembly rather than sitting on it. None of these signs mean disaster on their own. They mean the wall is wet, and a wet wall is the thing that decides whether a new parge coat lasts two years or twenty. We would rather find the water first and quote the coating second.
