Ottawa Parging Experts treats heritage home parging as a different discipline from work on a modern foundation, because a century or pre-war wall is not built the way a contemporary one is and does not manage water the way a contemporary one does. Get that wrong and the coating does not just fail. It takes part of the wall with it.
The foundations under Ottawa's oldest housing stock are typically rubble stone, coursed limestone, or very early concrete block, bedded in lime mortar rather than portland cement. These walls are thick, irregular, and comparatively soft. They were never designed to be waterproof. They were designed to absorb moisture and let it evaporate back out through the exposed face above grade.
That original face was usually finished with a lime-based coating, sometimes a lime and sand parge, sometimes a limewash over it. It is soft enough to scratch with a key, it wears gradually, and it was understood to be sacrificial. It gave up material slowly so the stone and the bedding mortar behind it did not.
You will find this stock across the older parts of the city, including Vanier, Centretown, Hintonburg, Lowertown, and the Glebe, though era of construction predicts the substrate far better than the neighbourhood name does.
The most common damage we see on old foundations was caused by a well-intentioned repair, not by neglect.
A hard, dense, portland-based cement coat applied over a soft lime-bedded wall does two things at once. It stops the wall drying outward, and it is stronger than the material behind it. Moisture that used to leave through the face now has nowhere to go, so it accumulates in the stone and the lime mortar and migrates to wherever it can escape, usually higher up the wall or through the interior.
Then winter arrives. Ottawa sees around 17 nights a year at -20°C or colder, almost all in January, and industry guides for this market estimate 50 or more freeze-thaw cycles annually. Water held inside a wall that cannot dry freezes and expands, and the failure plane forms wherever the material is weakest. On a modern wall that is the coating, which pops off and gets replaced. On a heritage wall, the coating is the strongest layer, so the failure happens behind it: the face of the stone spalls, the lime mortar turns to sand, and the damage is inside the historic fabric.
There is a second, slower version of the same problem. Salts carried in by groundwater concentrate at the evaporation front. Block that front with an impermeable coat and the salts crystallise inside the stone instead of on its surface, which breaks the stone apart from within.
This is also the case where acrylic parging, which we recommend readily on a moving modern wall, is usually the wrong answer. Its low permeability is precisely the property a breathing wall cannot tolerate.
The governing principle on an old wall is that each layer should be softer, weaker, and more permeable than the one behind it. Sacrificial by design, in that order, from the stone outward.
In practice that means favouring lime-based or highly permeable mineral coatings on walls that are still bedded in lime, keeping the coat thin, and working it into the irregular surface by hand rather than screeding it flat like a modern wall. It also means resisting the urge to make an old foundation look new. A rubble wall has texture and undulation, and a coating that follows those contours performs better and reads correctly on the building.
It means being honest about scope, too. Where a house has already had cement repairs applied over lime, removing them is delicate work, and sometimes the right recommendation is to remove the worst areas, leave sound sections in place, and monitor.
And it means saying when nothing should be done. A worn but bonded coating on a dry, sound wall is not a defect. If the stone behind it is solid, the mortar is holding, and there is no water sitting against the foundation, the honest recommendation is to leave it, keep the grade and downspouts doing their job, and look again in a few years.
Old walls price less predictably than modern ones because the amount of preparation is not visible until work starts. Our standard ranges still apply: patch repair $300 to $600, moderate repair $600 to $1,500, and extensive repair or full recoat $1,500 to $6,000. Coating the entire perimeter is charged per linear foot, $15 to $30, which on 150 linear feet of exposed wall comes to something between $2,250 and $4,500.
Heritage jobs sit toward the upper part of a band more often than modern ones, for two reasons. Removing a previously applied hard cement coat without damaging the stone underneath is slow, careful work. And rubble walls have far more surface area and irregularity than a flat formed wall of the same length.
Season is the same as any other exterior coating work. Above-freezing temperatures are needed for a proper cure, so work runs spring through fall inside Ottawa's roughly 158 frost-free days, and lime-based materials in particular want a long, mild curing window rather than a late-season rush.

Probably not. Soft, chalky, light-coloured coatings on walls of that age are usually lime-based, and being soft is the point. Lime lets moisture pass through and evaporate, and it wears sacrificially so the stone behind it does not.
Because the wall dries outward through its surface. A dense cement layer blocks that path, so moisture backs up into the stone and the bedding mortar, then freezes there. The damage moves from the coating, which is replaceable, into the wall itself, which is not.
Lime mortar is softer, often lighter, and can usually be scratched with a key or a screwdriver. Portland-based mortar resists that. On Ottawa houses built before roughly the 1920s, lime is common, though later repointing may have mixed both into the same wall.
Yes, and we will tell you when. If the coating is worn and uneven but still bonded, and the stone behind it is sound and dry, stripping it back is work and risk with little gained. Cosmetic wear on a century wall is not automatically a repair.
