Almost everything in Barrhaven sits on poured concrete walls, which is what the 1990s onward built. That is good news for the wall itself and slightly complicating for the coating: a poured wall gives a smooth, dense face with very little for a cement parge to key into, so surface preparation carries more of the bond than most homeowners expect. Where the original coat was applied over a form-slick face without proper prep, it tends to come away in sheets rather than crumbling, and you can find a whole panel sounding hollow while the visible surface still looks intact.

Where a wall stays damp or the home shows movement, flexible acrylic parging is the more durable choice over rigid cement.

Timing a Barrhaven parging job around the season

Parging is a wet material that has to cure, and it needs above-freezing temperatures to do it. Ottawa's frost-free season runs about 158 days, roughly late April to early October, and that window is the whole calendar for this work. Inside it, the shoulders behave differently from midsummer: an early spring application cures slowly and needs the overnight low watched, while a July wall in direct sun can dry too fast at the surface and needs damp curing to avoid shrinkage cracking.

That gives you a practical order of operations in Barrhaven. If you are on a new build, get the backfill settled and the final grade set before the coat goes on, otherwise you will be re-doing the bottom band within a few years. If you are recoating an older Longfields or Chapman Mills wall, book the assessment early in the season rather than in September, because a chip-back that turns out larger than expected needs curing days behind it and late-season weather does not always hand them over.
