Ottawa Parging Experts treats a first-time parging installation differently from a repair, because there's no old coating to chip back or match – the entire job comes down to surface prep and application quality on bare block or concrete. That makes installation, in some ways, the highest-leverage job we do: a properly prepped first coat can push toward the upper end of a 10 to 25 year lifespan, while a rushed one can start showing hairline cracking within a couple of winters.
Ottawa's climate makes that first-coat quality matter more than it would in a milder market. The city sees roughly 17 nights a year at -20°C or colder, mostly in January, and industry estimates put the annual freeze-thaw cycle count at 50 or more. A new coat that's under-cured, under-bonded, or applied at uneven thickness has weak points that this cycling finds quickly.
It helps to be clear about what a first coat is actually for. On a block foundation it closes the open mortar joints and the porous face of the block, so wind-driven rain and snowmelt stop soaking straight into the wall. On poured concrete it evens out form marks, tie holes, and honeycombing left from the pour, and gives the exposed band above grade a uniform surface that sheds water rather than holding it in pits. In both cases the coat is doing protective work first and cosmetic work second, which is why cutting corners to save a few hundred dollars on a new build tends to cost more than it saves.
Before any coating goes on, we clean the surface thoroughly – dust, form-release residue from poured concrete, and any loose debris all interfere with proper bonding if left in place. Smooth poured concrete in particular benefits from a bonding agent, since parging adheres more readily to the slightly rougher texture of concrete block than to a smooth formed concrete face. New concrete also needs adequate cure time before coating; applying too early can trap moisture and weaken the bond.
We use a polymer-modified, fibre-reinforced mix as our standard for new installation, applied at a consistent thickness across the full wall rather than varying by section. Uneven thickness is a common source of early cracking, since thinner sections cure and move differently than thicker ones next to them. Where a foundation has known moisture exposure – a low-lying lot, a damp corner, or a wall facing prevailing weather – we'll discuss whether acrylic parging is worth the upgrade over standard cement.
A dry substrate is another quiet cause of early failure on new work. Bare block and concrete are thirsty, and if fresh parging goes onto a bone-dry wall on a warm day, the wall pulls the mixing water straight out of the mix before the cement has finished doing its job. The coat then sets rather than cures, and it never reaches the strength it was formulated for. Dampening the surface ahead of application, without leaving it running wet, keeps that water where it belongs. It takes a few minutes and it is one of the clearest differences between a first coat that lasts and one that starts crazing in its second spring.

Timing a first-time installation comes down to two things: when your concrete is genuinely ready, and where that falls within Ottawa's above-freezing working season. New concrete needs adequate cure time before coating – rushing this to hit an arbitrary date is one of the more common causes of early coating failure on new builds. If your foundation was poured in early spring, there's often a comfortable window later the same season; a late-fall pour more often means waiting until the following spring.

Concrete block gives parging an easier surface to grip. The block face is porous and slightly rough, the mortar joints give the coat somewhere to key into, and adhesion is rarely the limiting factor. What block demands instead is attention to the joints themselves. Any joint that is recessed, cracked, or missing mortar has to be made good before coating, because a parge coat bridging a void will eventually crack along that line no matter how well the rest of the wall is prepared. Block walls also tend to need a slightly thicker average build to bring the face out flat.
Poured concrete is the opposite problem. The surface is dense and often glass-smooth where it cured against the forms, and residue left behind by form-release products can sit on that face invisibly. Parging will happily go onto it and just as happily come off in a sheet two winters later. This is where a bonding agent earns its cost, along with proper cleaning and, on very smooth walls, mechanically roughening the surface first. Poured walls also carry tie holes and the occasional honeycombed patch that need filling before the coat rather than during it.
