Ottawa Parging Experts treats window well parging repair as its own job rather than part of a general foundation recoat, because a well is a small enclosed box of foundation wall that sits below grade and behaves nothing like the open wall a metre to either side of it. The work covers the parged faces inside the well, the corners where those faces meet, the band below the surrounding grade line, and the junction where the well wall runs up to the window frame and sill.
Most people first hear about their window wells from the inside of the house, not the outside. That is the defining feature of this surface. Of everything we coat, a window well is the one where failure is most likely to show up as water on a basement floor rather than as a crumbling face somebody noticed while mowing.
A well is a hole in the ground with a wall in it, and a hole in the ground collects things. Snow blows in and sits there through the winter, sheltered from wind and often from sun, so it melts later than the snow on the lawn. Leaves come in every autumn and pack down into a mat that holds moisture against the wall through the following year. Silt washes in and builds up until the drain at the base is buried and the well starts holding water outright.
That combination produces a wall that stays wet for months rather than days. Constant saturation is worse for a parge coat than periodic wetting, because the coating never gets a chance to dry and the bond line stays soft. Then the freezing starts. Industry estimates for this market put annual freeze-thaw cycles at 50 or more, and Ottawa sees roughly 17 nights a year at -20°C or colder. A saturated coating going through that cycling delaminates from the back rather than cracking from the front, which is why a well can look reasonably intact and still sound hollow when you tap it.
Much of the Ottawa area sits on Leda clay, a sensitive marine clay left by the Champlain Sea, and clay drains slowly. A well set into clay with a blocked base drain can hold a standing head of water against the wall for weeks during the spring melt or after a heavy summer storm. That head is pressure, and pressure finds the weakest point, which is usually the debonded band of coating just below the grade line or the corner where two well faces meet.
The first thing that happens is the well gets emptied. Leaves, silt and accumulated debris come out completely, because there is no honest way to assess a wall you cannot see and no point coating a surface with a mat of wet material sitting against it.
Then the drain gets tested, and this comes before any decision about coating. A few litres of water poured into the base tells us whether the well drains or holds. If it holds, that finding goes in the quote in writing, because recoating a well that fills up every spring gives you a coating that fails again on the same schedule as the last one. We would rather tell you the coating is the second problem than take the job and let you find out.
The coating work itself is hand work in a confined space. Failed material gets cut back to sound substrate, the corners get particular attention because that is where debonding usually starts, and the coating carries down to the base of the well rather than terminating partway up. A horizontal stop line in the middle of the wettest part of a wall is a future failure point.
Material choice leans toward flexible acrylic parging more often here than anywhere else on a property, since acrylic tolerates a wall that stays damp and moves slightly. Where the wall is sound and drainage is good, polymer-modified, fibre-reinforced cement parging is the standard. Either way, curing needs above-freezing temperatures, so this work runs spring through fall.
Window wells are priced per well, and most are small. A single well with limited coating loss falls in the patch repair range of $300 to $600. Two or three wells, or one well needing a full strip and recoat with corner rebuilding, usually lands in the moderate repair range of $600 to $1,500. A set of wells across a whole house, or wells combined with adjacent below-grade wall work, moves into the extensive repair range of $1,500 to $6,000.

It is often part of it, but rarely all of it. A well that fills with meltwater puts a standing head of water against a below-grade wall, and any weak point in the coating or the wall behind it becomes an entry path. We look at the coating and the drainage together, because recoating a well that keeps filling only buys you a season.
Pour a few litres of water into the bottom of the well and watch it. If it disappears within a minute or two, the drain is doing something. If it sits there, the drain is blocked or was never connected, and that is the finding that matters most before any coating decision is made.
Yes. Confined wells are normal on this kind of job and the work is done by hand from above and inside, which is slower than working an open wall but entirely workable. The narrow ones simply take longer per square foot, and we account for that when quoting rather than surprising you later.
Generally yes, down to the base of the well where the drainage stone or drain sits. Stopping the coating partway leaves a horizontal termination line right in the wettest part of the wall, and that line becomes the next failure point. The exception is where the base needs to stay open for drainage, and we sort that out on-site.
A cover helps with snow, leaves and direct rain, and it is a reasonable thing to add. It does not fix a coating that has already debonded, and it does nothing about groundwater rising through a blocked drain. Think of it as a way to protect a repaired well rather than as a substitute for the repair.
